Over the past few days we have seen 34 properties come on the market, 14 go under contract, and 11 close escrow. The high points are:
ACTIVE:
-Old Town home at $1.299m; 3bd/4ba, 2050 sq ft, $634psf…6 car garage = room to expand and remodel.
-Thaynes Canyon home for $985,000; 4bd/3ba, 3175 sq ft, $310psf…a decent value considering it’s on the golf course.
-Promontory lot at $599,000…we might see some activity in Promontory after the first of the year when the bankruptcy is sorted out.
PRICE CHANGE:
-Deer Crest lot up for short sale at $1.7m….great value for this area. When the St Regis at Deer Crest opens that will only add value to this area and a GREAT APRES SKI OPTION so close.
-Black Bear Lodge unit in Deer Valley’s Silver Lake Village down $50,000 to $839,000; 2bd/3ba, 1500 sq ft, $559psf….best value in Silver Lake!
-Bald Eagle home in Deer Valley down about $1m to $5.5m; 6bd/8ba, 7500 sq ft, $733psf….a great deal for one of the best ski in/ski out lots in Deer Valley! You can literally walk out the door of this home and right down the slope to the Silver Lake Lodge. Great high-profile location!
-Cove at Ealge Mountain townhome in Park Meadows down to $970,000; 3bd/4ba, 2810 sq ft, $345psf…look for these to come down a little lower.
-Foxpoint unit at Redstone down to $379,000; 2bd/2ba, 1038 sq ft, $365psf.
PENDING:
-Silver Baron unit in Deer Valley at $865,000; 2bd/3ba, 1685 sq ft, $513psf…still some activity in Deer Valley.
-Silver Strike unit in Deer Valley’s Empire Pass at $2.995m; 4bd/5ba, 2255 sq ft, $1328psf….Empire Pass is still kickin’!
-Arrowleaf unit in Empire Pass for $2.078m; 2bd/3ba, 1587 sq ft, $1309psf…not a bad few days at Empire.
-Bear Hollow Village unit at $329,990; 2bd/2ba, 1330 sq ft, $248psf….the inventory is decreasing at Bear Hollow!
-Another Bear Hollow unit at $419,700; 4bd/3ba, 1940 sq ft, $216psf…not a bad past few months at Bear Hollow. The units aren’t selling for a premium, but they are selling!
-The Homestead Resort and Golf Club under contract. It was listed for $21.5m….can’t wait to see what the new owner’s plans are. We’ll keep you posted on that!
CLOSED:
-Silver Star unit at $1.172m; 2bd/3ba, 1464 sq ft, $801psf…these resales continue to move at Silver Star…the addition of the bar, cafe, and market should only strengthen the project.
-Old Town home at $1.6m; 4bd/4ba, 3606 sq ft, $444psf….this one was a steal!!!!
Just a note on Promontory, the judge allowed the leases for the ski lodges (in Deer Valley at Silver Lake and Park City Mountain Resort on Main St) to be assumed for the 2009 ski season….So they will be in full operation this winter. From what I can tell, it looks as if the current developer will remain in control of the project after everything shakes out in bankruptcy court….this will probably end up being the best case scenario for a number of reasons.
